Engineering community.
Consulting and engineering services supported the redevelopment of two contiguous parcels in Brampton into high-rise residential towers. With a shift to more sensitive residential land use, the project required a Record of Site Condition (RSC). The team delivered Phase One and Two Environmental Site Assessments, geotechnical and hydrogeological studies, and managed complex remediation and risk assessment processes, paving the way for a safe new community.
As per the conditions of a site lease agreement, the gas station operator retained a contractor and consultant to decommission the gas station operations and remediate the soil and groundwater impacts. The remedial excavation work was followed by in-situ/injection remediation to treat impacted groundwater. The project team provided peer review, oversight of remedial activities, supplemental soil and groundwater investigations, and Risk Assessment to facilitate the successful redevelopment of the site.

Comprehensive site assessment.
Concurrent Phase One and Two ESAs identified petroleum hydrocarbon and VOC impacts, guiding targeted remediation and risk management for regulatory compliance.
Targeted remediation & risk management.
Remediation included seven targeted excavations and over 100 in-situ groundwater injections, followed by a Modified Generic Risk Assessment (MGRA) to address remaining impacts to facilitate RSC filing.

Client advocacy & oversight.
Peer Review and oversight on remedial activities, combined with close collaboration with stakeholders ensured all parties’ responsibilities were met, and the project’s objectives were achieved.
Expertise & Capabilities
Environment
Risk Assessment
Completion of regulatory and due diligence risk assessments (RAs), including Tier III and Modified Generic Tier II RAs, for contaminated sites when remediation is not feasible due to technical or financial constraints.
Site Assessment & Remediation
Specialized regulatory and due diligence assessments of air, soil, sediment, and groundwater, including evaluating, selecting and/or designing appropriate remediation approaches and technologies.
Geotechnical
Geotechnical Investigations
We assess subsurface conditions to guide engineering design, offering clear recommendations for how soil, bedrock, and groundwater will perform in excavations, foundations, slopes, tunnels, and earthworks.
Water
Dewatering
Extensive experience in groundwater control investigations, including test well design, pumping test facilitation, water taking permit requests, and impact assessments.

Guiding environmental excellence.
EnVision’s team effectively identified and addressed data gaps and oversaw the transition from remediation to risk assessment when initial cleanup efforts proved insufficient. They scoped and managed supplemental soil and groundwater investigations, coordinated with stakeholders, and met the regulatory requirements to facilitate the RSC filing.
The Team’s expertise, communication, and proactive approach were instrumental in ensuring regulatory compliance and advancing the project toward successful completion.
