Urban renewal in Toronto’s core.

The 2 Tecumseth Street redevelopment is a landmark urban regeneration project located in downtown Toronto. Situated on the site of a former abattoir and auto repair facility, the project is transforming a complex brownfield into a vibrant, inclusive, and sustainable mixed-use community.

With a focus on adaptive reuse and green infrastructure, the project balances technical innovation with community-driven design—revitalizing not just the land, but the people and possibilities around it. 

Technical complexity and smart remediation.

EnVision’s environmental and geotechnical teams addressed subsurface challenges tied to Garrison Creek’s buried path and the site’s industrial past. Our work included shear-wave velocity soundings, infiltration studies, and settlement analysis. The result? An engineered solution tailored to site realities and regulatory demands.

Engineering for connectivity and safety.

Proximity to Metrolinx corridors required sensitive design work, including crash walls, a pedestrian bridge, and vibration-reduction strategies. Shoring and excavation plans were developed to minimize disruption and maximize safety.

Green building with long-term vision

The project targets LEED BD+C Gold, Toronto Green Standard Tier 2, Fitwel, Rick Hansen certification, and Zero Carbon Building Design standards—demonstrating environmental commitment at every level of planning and design.

Inclusive, mixed-use urban fabric

Featuring 1,225 residential units—many of them affordable—plus retail and public spaces, the development supports a diverse, inclusive community and reflects Toronto’s evolving urban fabric.

Pedestrian-focused public realm

Vehicular access is limited to site boundaries, promoting walkability and health. Below-grade loading and a redesigned laneway prioritize pedestrian safety while improving logistics.

Collaboration at every turn

The project’s success stems from close coordination with the City of Toronto, TAS Impact, and utility providers. Design decisions were made in tandem with landscape planning and future parkland integration—demonstrating how multidisciplinary teamwork drives meaningful change.

Environment

Excess Soil Management

Delivering due diligence and O. Reg. 406/19 compliant excess soil management services to provide practical solutions and clear direction for beneficial re-use and/or disposal, while minimizing impact to project delivery.

Risk Assessment

Completion of regulatory and due diligence risk assessments (RAs), including Tier III and Modified Generic Tier II RAs, for contaminated sites when remediation is not feasible due to technical or financial constraints.

Site Assessment & Remediation

Specialized regulatory and due diligence assessments of air, soil, sediment, and groundwater, including evaluating, selecting and/or designing appropriate remediation approaches and technologies.

Geotechnical

Foundations & Deep Excavations

We evaluate site-specific conditions to determine the best foundation strategy, from pile capacity and raft design to shoring systems and dewatering needs, balancing performance, safety, and constructibility.

Geotechnical Investigations

We assess subsurface conditions to guide engineering design, offering clear recommendations for how soil, bedrock, and groundwater will perform in excavations, foundations, slopes, tunnels, and earthworks.

Inspection & Testing

We deliver integrated field and lab testing that aligns with geotechnical objectives, adapting seamlessly to shifting site conditions and keeping construction plans on track.

Slope Stability & Stabilization Design

We analyze slope conditions to support regulatory compliance and hazard mitigation, delivering stabilization strategies like soil nailing, gravity walls, drainage design, and shear inclusions.

Extensive experience in groundwater control investigations, including test well design, pumping test facilitation, water taking permit requests, and impact assessments.
